Real estate transaction management software that closes its own loops.
Most transaction management software stores the file. BrokerDIY works it — chasing signatures, tracking deadlines, filing executed documents, and updating everyone, with a human approving anything that touches money or a client.
Deadline tracking · built-in e-signature · documents filed to the deal · human approval on money
What transaction management software actually has to do.
A transaction platform earns its place by moving a deal from binding contract to funded close without anything falling through the gaps. That work is the same at every brokerage, and it breaks down into six jobs.
Electronic signatures on all of it are legally recognized in the United States under the federal ESIGN Act (15 U.S.C. ch. 96) and, at state level, the Uniform Electronic Transactions Act. Retention periods are set by your state commission — check yours.
How to evaluate any transaction platform.
These are the questions worth asking every vendor you shortlist, including us. We have put our own answers in the right-hand column rather than a checkmark, because a checkmark is not an answer.
| What to evaluate | The question to ask any vendor | BrokerDIY’s answer |
|---|---|---|
| Deadline tracking | Are dates derived from the executed contract, or typed in by hand? | Tracked on the deal, with the transaction desk watching them |
| Signature chasing | Who follows up with the party who has not signed — your staff, or the software? | The AI transaction coordinator chases; a human approves client-facing sends |
| Document filing | Does an executed document file itself to the deal, or does someone move it? | Filed to the deal automatically on execution |
| E-signature | Included, or a separate per-envelope bill on top? | Built in, under your brand, with an audit trail |
| Rest of the brokerage | Does it know about your leads, calls, and agents — or only the deal? | Same private brain as the CRM, phones, and recruiting desk |
| Pricing model | Per seat, per transaction, or flat? What happens when you hire? | Flat monthly, published: $29 / $99 / $199, Team $349 for 10 seats, $0 setup |
| Migration | Must you leave your current platform on day one? | No — connectors are planned so you can orchestrate on top first |
| Data ownership | Does your file data train the vendor’s models for other customers? | Never. Your brain is isolated to your tenant |

The mechanical half, done for you.
Transaction coordination splits cleanly into repetitive work and judgment work. Software should take the first half completely and stay out of the second. That line is a product decision, and we hold it deliberately.
More on that boundary: the AI transaction coordinator and AI TC vs a human TC. The whole system is on the platform page.

The short version before you move your files anywhere new.
What is real estate transaction management software?
It is the system a brokerage uses to take a deal from binding contract to funded close: holding the contract and every addendum, tracking the inspection, financing, appraisal and closing deadlines, sending documents for signature, filing what comes back, and keeping a complete file for audit and state-required retention. The better platforms also push status out to the agent, client, lender and closing attorney instead of waiting to be asked.
What is the difference between transaction management and transaction coordinator software?
In practice the terms overlap heavily and most vendors use them interchangeably. The useful distinction is emphasis: transaction management describes the system of record for the file, while transaction coordinator software describes the workflow the coordinator runs on top of it — task lists, chasing, and status updates. BrokerDIY does both, and adds an AI transaction coordinator that performs the mechanical portion of the second.
Do I have to leave my current transaction platform?
Not on day one. BrokerDIY is built to orchestrate on top of the stack you already run, with connector support planned for platforms like Dotloop, Lofty and Follow Up Boss for early access — those integrations are planned and are not live today. Most brokerages start alongside what they have and move pieces over at their own pace.
Is the e-signature included, or billed separately?
Included. E-signature is built into the platform under your brokerage’s brand, with signer authentication and a full audit trail, and executed documents file to the deal automatically. There is no separate per-envelope charge.
Are electronically signed real estate documents legally valid?
Yes. Electronic signatures are legally recognized in the United States under the federal ESIGN Act (15 U.S.C. ch. 96) and, at state level, under the Uniform Electronic Transactions Act, which nearly every state has adopted. Your state real estate commission sets how long the completed file must be retained, so check the retention period that applies to you.
Can this replace our transaction coordinator?
No, and we would not sell it that way. It removes the mechanical load — chasing signatures, tracking dates, filing documents, sending status updates — so the coordinator you already employ can carry substantially more files. Judgment, negotiation and compliance interpretation stay human, and the platform requires a person to approve anything that touches money or a client.
What does it cost?
