AI TRANSACTION COORDINATOR · ASSISTANT, NOT REPLACEMENT

The mechanical half of every deal, handled.

An AI transaction coordinator that chases signatures, tracks deadlines, files executed documents, and keeps everyone updated — while negotiation, compliance, and judgment calls stay with your licensed humans.

Human approval on anything that touches money or clients · every action logged

What the AI runs

The follow-up work that eats a TC’s week.

The automatable half of transaction coordination is mostly reminders — about signatures, documents, and dates. That’s the half BrokerDIY runs.

1
Chases signaturesWatches every envelope and pings signers until the ink lands — no more “anyone heard from the buyer?” emails.
2
Files executed documentsSigned copies land on the deal automatically, where the whole team can see them — nothing lives in a download folder.
3
Tracks every deadlineContingency dates, the closing date, expirations — reminders fire without being told twice.
4
Keeps everyone updatedAgents, clients, and your TC get status when it changes — not when someone remembers to send it.
The honest boundary

What still needs a licensed human.

An AI transaction coordinator can’t negotiate a repair credit, interpret a compliance question, or make a judgment call — and it shouldn’t try. BrokerDIY requires human approval on any action that touches money or clients, so the licensed humans keep the wheel on everything that matters.

Because coordination runs on the same private brain as built-in e-sign, your follow-up sequences, and your phones, the system knows the moment a contract executes — and what should happen next.

1
Negotiation stays humanRepair credits, price conversations, delicate clients — routed to your people, with the full context attached.
2
Compliance interpretation stays humanThe AI surfaces dates and documents; your licensed team decides what they mean.
3
Approval gates on money + clientsAny action that touches money or a client requires explicit human approval before it runs.
Straight answers

What brokers ask about AI transaction coordination.

The short version of the questions that matter before you hand a machine your checklist.

Can an AI transaction coordinator replace a human TC?

No. It replaces the mechanical portion — signature chasing, document filing, deadline tracking, status updates. Negotiation, compliance interpretation, and judgment calls stay human, and BrokerDIY requires human approval on any action that touches money or clients.

Are AI-managed e-signatures legally valid?

Yes. Electronic signatures are legally recognized in the U.S. under the federal ESIGN Act and UETA. BrokerDIY’s built-in e-signature adds signer authentication and a full audit trail, and executed documents file to the deal automatically.

Do I have to replace my transaction platform to use this?

No. BrokerDIY is built to orchestrate on top of your existing stack rather than rip and replace it. Connector support for tools like Dotloop, Lofty, and Follow Up Boss is planned for early access; those integrations are not live today.
